Dhammanagi is a reputed realty firm in Bangalore, which commissioned Master Planning of its 30-acre property on NICE road, Bangalore for a residential development. The BMIC Road also known as the NICE road connects Bangalore with Mysore. The property falls on the periphery of the road with close proximity to Bangalore. Development in Bangalore has been consistent and not area or zone specific. The idea of Independent Township commercial or residential has been planned evenly by the Government aiding each developing zone to cater to its residents autonomously. The brief shared with us was to plan a fully residential budget housing on the property with its services. This property was scheduled to be built and completed in phases. The design should cater to each block being built and functional independently. We surveyed the land, which resulted on its uneven surface and jagged contours. We embraced its natural form into our design and envisioned to retain the natural uneven form in the landscaped pockets through the residential community. We conceptualized a combination of rectangular living spaces grouped together to form the residential township. We proposed a design of 3.4 Million Sq ft of residential units of over 2500 to be completed over 6 phases construction. Each cluster of blocks were differentiated with its own amenities of outdoor and indoor activity and service core independent to the other phases. The arterial road bridges all the cluster developments seamlessly with open spaces 78% and optimal service efficiency.
