Maytas Knowledge City is a Mixed used development project, proposed at Kapula Uppada in picturesque location on Vizag – Bhimli Marine drive. It is in the outskirts of Vishakapatnam with good connectivity to NH5 and to beach road. It is spread over an area of 1600 Acres It is a suburban contoured site with exploitable views ideal for environment friendly self sustained township housing IT/BT campuses, malls and multiplexes, hospitals, campus & residential township. The site slopes from 0m to 220m from ___ forming valleys, gradual & steep slopes & natural lakes. The masterplanning of the site was concieved to cause minimum disturbance to the site topography. Extensive study of physical & conceptual site models were carried out to understand the level formations, slope analysis & drainage pattern. Zoning into public & semipublic spaces was formulated based on proximity to access points, serenity, audio & visual privacy, slope analysis & climate. The IT/BT park of approximately 1.5 million sqft is located at the foothill for an easy ingress and outgres. Also provides/offers a good visibility from the road. Residential zone was designed to comprise of high rise & low rise apartments, villas, row houses & plotted development. Commercial space of 3 million sqft buildup area comprises of hyper malls, multiplexes, amusement center & food court has been located at the base of the hill which minimizes the load of traffic into knowledge city campus & makes it more viable. Golf Course comprises of 120 Acres 18 hole championship course with villas, apartments & hotels surrounding it. It is located centrally to offer itself as a visual delight. The integrated township comprises of a community center offering basic amenities, as desired by residential component. The architectural language is contemporary with the use of local materials.
